Ideally, just an hour or so.Document remaining oil and/or propane in tanks so that the buyer isn't over charged for them.Document anything amiss during the walk-through.Coordinate a holdback of funds sufficient to remedy whatever is found at the walk-through.Attend the closing, ready to answer questions and extinguish any last second issues.

What I've found is a 36,000 sf mixed-use property, all-brick, built 1914. 7 huge garage bays in 2 separate wings of the building, a storefront that needs serious work, one finished 2-bedroom apartment, and 2 upper floors that are completely gutted and ready to build out. 6 electric meters in the photo, likely shared oil heat for the whole place, all new windows, new roof, new sprinklers, masonry looks OK from pics and street view.

When I hit my 60s is when I will likely enter phase two of retirement, which is more “traditional” in nature, where those retirement accounts that have now been able to compound for decades will slowly be tapped.

The rental has all the appliances already installed (they worked fine upon inspection and move-in). 9 months into the lease the refrigerator went broke, massive problems with the sink and plumbing, then to top it all of the washer decided to cut out (naturally all my clothes were in it when this happened).
