I purchased a home about 5 years ago for $365,000 and today the home is worth $650,000. I'm buying another home and renting out this one. Will my depreciation be based on the purchase price or what it is worth now?

The owners are out of state, and they are selling to move to a bigger deal.

I had a similar situation , I kept the house clean , neat and liveable for 10 years , when the last tenant moved out , full gut down to the studs rehab , everything new . 

I’ve been involved in previous investments as the Director of Sweat Equity but I’m finally going drop the training wheels after years and years of just talking about it doing it and making a move!

If I buy a house under a corporation (where myself and my dad are the 2 directors), then can I lease the property to my dad to stay in it? 

I am an out of state investor and trying to do all my due diligence before making the move

@Daniel Dass I'm a Canadian who moved to Florida to invest full-time down here about 5 years ago. 

But after examining various crime reports, I’m skeptical to move forward.

I do, I want higher quality people and lots of people are moving to Austin

I am looking to move in September.
