I graduated high school (2004) in the top 5% of almost 900 kids with nearly two years of college credits and a full ride scholarship to University of Florida.

Just make sure he or his kids don't damage your property by inspecting it once in a while if you can. 

Thats why kids 17 need their parents to sign when they join the military.

This property just may be at the end of the 1031 line, most likely it'll go to my kids when I die.

We live in Vegas, our son and grand kids live in Madrid.

However cost of living does come up, like the father who is concerned that his kids will have to move away from the parents after college.. 

If the potential tenants don’t have kids under 6.. how urgent should this be for me ? 

Maybe it's as simple as kids having an innate desire to rebel against their parents, and whatever "event" or "cultural shift" comes a long when they are late 20somethings or 30somethings, they just latch onto that event/shift as the "why," and use it to go find some scenery to live in that's opposite whatever they grew up in.
