I use a model that is based on expenses/unit/year.The categories are basically:InsuranceTaxesmaintenance costsadvertisingmanagementsalariesturnoveradministrative overheadutilitiesContract services (landscaping and such)You can bucket them however you want but you should have all of these in the calculation.
