I recommend buying a 2-4 unit property to house hack rather than buy an individual apartment (condo or townhome).

Remember that most good tenants give notice at the end of the month, so if you post something for rent on the 25th to get someone in in less than a week, chances are you will appeal to the exact type of tenant you want to avoid.Determine if your place needs any work, leave time to do that and try to post it for rent in the first 10 days of the month.

HML puts buyer into title .. buyer house gets rehabbed... 442 refi and HML cashed out and owner has their rental. prior to 08 though you would normally get 5 to 8k cash back instead of putting money in.

The house is worth $850K with a mortgage balance of $350k and a HELOC of $200K (used). - Can we claim after the sale that we’ve made $850k - $350k - $200k = $300K or does IRS not consider the HELOC in the sale please?

I got one today at the store in queen size for $12.99, the king size is $14.99These are reminiscent of the Charisma/Berkshire comforter that I have been using for the last 7 years in the lake house as well as at home.I will say that these new ones are more of a thin blanket rather than a thicker comforter.

Because we sell services ( chef, drivers, etc) and tours (ate, zip, yachts) when our house rents, we offset our cost to keep the net much higher than a 7% ROI.
