Everyone says Yardi has a slight learning curve, but I personally think it is a bit user-friendly.

I would love to join in on any BP groups that do OOS deals  (I have proven time management, attention to detail and paperwork organization skills in exchange for getting to learn alongside some REI masters). 

Definitely have learned that methodology. 

Like I mentioned in the post, I haven't done any deals yet although I've been studying and learning about investing and real estate.

For a kitchen that needs new sink, new range, new fridge, new white shaker cabinets, new granite countertops, new tile backsplash you are looking at 12k+For LVP it is maybe 1.25/sqft and then figure another 1k - 2k for installation.I learned first by calling and asking. 

And yes at some point you just jump in and really start learning.
