I do want to change my primary residence within the next 3-4 years to a larger, semi-permanent home.

What are your thoughts given the numbers and what route may be the best to go, as well as how that compares to other larger institutions and their loan options.In order they are:1)  3% down, prepaid mortgage insurance, single family.2)  3.5% down, FHA, 1-4 unit.3)  0% down , Utah housing NO PMI loan, single family.4)  5% down, prepaid mortgage insurance, 2 unit.I don't think I can come up the the 5% down but if it seems like the best viable option I may be able to squeeze it. 

I am now looking to get into larger properties (my portfolio is duplexes and SFH) so I can utilize the commercial loan side.

MLS should provide you more than enough properties for practice, especially if you expand geographically to understand a larger area, not a lot of people with off market stuff will take the time for kicks and giggles.

You should point this out to potential clients/investors/partners, your clients will be your top priority and you will crawl through mud, scale barbed wire fences, go behind enemy lines and do whatever it takes, if they work with you...it's part of the reason the larger well established brokers always have a stable of young agents, youthful enthusiasm!

Omnichoice by Healthier Choice would be my only choice because it has a 70+ sound rating and is a closed cell urethane which is moisture resistant. 

Provide 60 days notice and give the resident a choice (1) remain in their (unrenovated) unit and sign a lease at market rent (2) move into a renovated unit and sign a lease at market rent or (3) provide 30 day notice and transition out.

While big dollar lawsuits that insurance won't cover may be rare, I've seen through my own experience working with HUD just how devastating they can be, even for larger investors.
