Tell them you want a title company involved or some official entity to hold the money.

I have been offered 7% for an$100k loan from an international lender, and am not sure if I should taken the risk..

Explain that if this is due to cats spraying on walls and/or urinating on carpet repairs for this damage at move out will be charged to the tenant and may cost thousands as this often can involve removing carpet, padding, subfloor and drywall in the process. 

Of course, the differential in return needs to be meaningful to compensate for the additional risk of a stake in a flip transaction and the tax filing overhead.  

I'm somewhat conservative from a risk standpoint (especially since I've never invested in real estate to this point), which is why the goal is to eventually own all the rental properties outright.  

Of course communicated and preparing for every situation and getting involved in a good investment is always key.
