I didn't read any real estate investing books, or investigate forums like this one, or take any guru courses.I would completely recommend that a person interested in real estate investing or any business endeavor get as much knowledge about what you are planning on doing for as cheap a price as feasible.

If I see one that meets that,  I investigate further.

As serious real estate investors, I encourage you to investigate and compare for yourselves.

NOI seems low so definitely need to investigate expenses.
