My local market is favouring the brrrrrrrrrrr method however I wish to get some money behind me before I join in on the craze.Im always happy to answer any questions regarding my local market, amazing fresh food or why the difference in pricing on one side of the street is NZD $30,000 more than the other. 

The only thing the house really needs is fresh paint inside.

You should investigate whether or not you can qualify for the 5% down conventional loan to purchase a 3 or 4 unit.

The insurance companies investigate any claim and look into the filers background and credibility for statements and accuracy.

I would agree with others about having the septic pumped, and investigating the rebar in the line,  its' interesting that the backup happens when the tenants is doing laundry.. keep us posted.

I'd be inclined to investigate the above rather than the cash out refinance on that home. 

Force the Seller to remove all tenants so you can start fresh.

My house is a 4 bed 2.5 bath with new wood laminate and fresh paint throughout.(2400 sq ft total built in 1993).
