Okay, here's the deal I'm looking at tomorrow:1536 sqft, 3 bed, 1 bath home - class C neighborhoodForeclosed in August, bought by an investment company in December, exterior is in same condition, interior completely remodeled.

I have no idea about pricing in Texas, but for a interior guy in Atlanta, my hard costs are around $35/sqft with mid level finishes

It can cash-flow as-is but I'm concerned a semi-dilapidated exterior would keep the tenant quality as-is and made it hard(er) to justify the subsequent interior renovations.

I really would like a company that is all-inclusive for interior renovations.

Even on a condo you will still have to do the interior capex.  

I was also wondering what the cost was to have the "shell" of the house built and then finish the interior myself.

@Chris EakerWe built them with a contractor but he worked with us so we could do a majority of the finish work (painting interior and exterior, floors, counter tops, back splash and hardware installation).

If you do decide togo that route, you'll need to make sure yours really stands out from the rest (location, interior design, amenities, etc.) as the market is very saturated.

That first property has a gorgeous interior, I love the hard wood floors.
