You will have mortgage insurance, but at least you'll be in a house with a low down payment. 

You'll need a clear exit strategy to refinance or sell the property before the loan term ends to avoid penalties.

Where I’m having some difficulty understanding is the exit strategy.

Payments are to be handled by outside/3rd party escrow (mortgage, taxes, insurance, etc), vendor to be determined prior to close of this escrow.  

Beyond that, a healthy familiarity with the nuts-and-bolts of all things REI (market research, strategies, deal analysis, property management, etc.) goes a long way in communicating with the team and articulating exactly what you're looking for.

My short-term goals are to purchase one property a year for the next 3-5 years through house hacking but I am also interested in learning about and pursuing other strategies in real estate investing.

We had a large insurance claim at one of our 1970s-built apartment complexes.
