I think your time is the number one value in hiring a PM. 

so yeah, regardless of how nice/good you are to people, people are people and will turn on you in a heartbeat.If I were in your shoes, I'd  either have the PM hire an attorney, or hire an attorney ASAP.    

I hired an attorney to ensure we had someone in our corner to protect our best interests.

It was 2-3 weeks before I hired the first crew to go in and then I had to wait another 3-4 weeks for the new crew I would hire to be able to get started.

I began the year with a ton of action, including the following highlights: Joining a mastermind group and hired a coach Read nearly every multi-family book I could get my hands on Attended several Multi-family oriented conferences (3 to date, a couple more booked for the year) Networked at every chance including connections on bigger pockets, local meetup groups, mastermind connections, and linked in connections where it seemed mutually beneficial Started a podcast which officially launched in March (now recording our 20th episode this week!)

Also, who hired the home inspector? 

You can hire a lawyer, who might draw one up but it might be pricey compared to using an agent for a low priced property.

How about full time maintenance people to hire when you have over 50 plus rentals. 

Any cleaning you do hire it out and get a receipt, this isn't one I would charge for my time. 

If not, then yes, one needs to hire a PM.
