Our regulations are better than most markets, entry points are affordable, rent ratios are reasonable or better, and the city is growing which allows for steady appreciation and rental increases.

This has worked for me (while everything has been going up since 2011) because otherwise I would have been paying down debts while there would have been opportunities that slipped away while I had no investment ready / re-allocatable assets.If we return to 2009 like scenario again I will change strategy by paying down debts faster, lowest balance first a la "Ramsey", but I will still be saving/investing.I think it's best to concentrate on getting your net worth to increase each month and to do that, even more than a little extra work hours, you need assets that grow.

My next purchase will probably be in 2 or 3 years of a larger house for my growing family, with the plan of renting out and possibly improving on our current residence (at a tax advantage as it will have been over 2 years that we will have lived there).
