these are all factors that come into play and did with me when I cashed out last year on my 1 rental property.I tried to find a 2-4 unit and house hack but when it came down to it was too much down $$ to buy here in south florida and all those properties, at least for me, weren't in areas I was willing to put my wife and two kids in.

Once you have the source of the leak identified, you can go from there as far as a game plan for repairs to mitigate any future water penetration. 

while i am new to the game, i did purchase a property in Oregon at the beginning of the year that is doing a little more than that.

I figured I could just play stupid and say I thought they moved out but never got their key back so I changed the lock.

Also reached out to the township, but they don’t play a role in this as it is a homeowners responsibility.Any suggestions will be greatly appreciated.

So there is some equity to play with.

The government assistance part is good on the payment, but bad in that they have no skin in the game.
