One prospective tenant has a decent income and is keeping under the "30% of your income as rent" guideline, while the other is above that, but with a substantial guarantor.

We have not yet seen any tightening of underwriting guidelines, but I expect that may be coming down the road in the next 15-60 days to allow lenders to control their flow of investment properties.

Don't want to wing it with just any "joe shmo" contractor who is licensed as they won't know the paperwork, guidelines, timelines, payment process, etc. associated with the 203k.You're only as strong as your weakest link ... select your partners wisely. 

In my experience most people seeking to find a lease option or contract for deed are either:1.owner occupied. self employed individuals who can't met income guidelines for Fannie Mae/Freddie Mac 2. owner occupied folks with poor/no credit3. owner occupied people who want to buy and then improve the home4. 

They are rare and may have some additional guidelines but they do exist.  

Be sure to follow your township guidelines, because i think there are laws for minimum dimensions for closets.

When fixing and flipping is there a guideline you have to follow.
