Super rough numbers per month:$1,400 gross rents average per month-420 property management (30%) (or possibly more if you are truly renting nightly)-750 mortgage, taxes, and insurance ballpark-375 hoa-300 capex, maintenance, furnishings replacement, etc.-250 utilities, cable, internet, etc.That means you are looking at $700 in negative cash flow or so per month.

Also, MTM leases are not accepted by lenders as income due to their term/termination with 30 days notice.My recommendation would be - if you want to go MTM - is to furnish it and rent it as corporate housing, traveling nurse housing, or a modified vacation rental (areas around hospitals are good for this).
