However, make sure you're comfortable with the city zoning laws because ideally you'd be able to rent both the basement and main floor once you move out. 

We’re looking at building campsites, converting a barn into additional rental space, weddings, etc....

The basement is not very "basement" like...ie some windows, open space. 

All else being equal I like to focus on the popularity of a floor plan.
