We are now building our portfolio through flipping, BRRRR's, and additional STR's until we reach our end goal of unique stays in the form of luxury treehouse STR's on secluded riverside locales. 

To address this, we agreed that I would work in the business for six months to verify the financials, which so far align with his POS system.My main issue is that at 23, I don't have strong financials to get a conventional loan at 75% LTV with a ~7% rate, and the seller's lack of financials complicates bank approval.

I am having issues with, I guess remembering is the best way to describe it, all of the details that need to be done in a flip. 

That is the issue, I did not feel that I was provided enough specific details, so that is why I was reaching out on this forum to see if anyone has had any direct investor experience with them or any other operator who has deals that are not working out as planned so that perhaps we can learn from whatever mistakes may have been made. 

Only issue is housing will for sure go up $48k in the next two years.

The listing says the property was sold Oct 2018 for $28,000 and now is Pending in March 2019 for $116,000Is it that the market really isn't a rental market, it's a Fix & Flip market?
