I have a 12 unit building in a small town filled with great tenants who are older and never entered the 21 st century, They deposit rent checks in a lock box in the laundry room and once a month my wife empties the box and drains a huge pile of quarters out of the coin laundry machines.

Will,That's good to hear, will save you some money. that is also the first thing that is required, the ramp, if you do renovations ( the article mentions that) so the town is keeping it at a minimum for you. yes with no interior work you would not be required to change the bathroom, keep that in mind if you ever renovate the inside though, you will be required to bring that up to standards. good luck with the tenant, hope they work out for you.

For all you seasoned and experienced investors who have bought and held SFR properties for a number years:I'm trying to see if I'm on the right track for estimating long-term expenses for SFR.Background: Purchased first SFR last year, ~2,000 sq ft, built ~1985 in our local small East Texas town (slow appreciation) in a pretty nice neighborhood.
