Are two different things, I wouldn’t use those terms interchangeably.It’s ok to waive inspection if your experienced in RE.

If you remain resident in Canada, in augmentation of Eamonn's advice, I would suggest you consult with a CPA - and possibly attorney - experienced with Canadian tax law and business organisation when holding foreign assets.Having your U.S.A. business (and assets/properties) be held and operated within a U.S.A. corporate entity will provide you with control over the repatriation of retained earnings.  

My father-in-law is a general contractor and very experienced in dealing with rehabs involving insurance claims/money.

While most of our deals are brought to us by brokers, these brokers usually have an agreement or contract with the seller or borrower.Less experienced people trying to ‘partner’ in a deal are worried, and sometimes rightfully so, that the deal will be done by someone they’ve contacted with themselves “cut out”.

For all you experienced investors, have you purchased from a turnkey provider?

However, in any deal you must still bring some value to the table (capital, experience, ability, resources, etc) otherwise the remaining parties have no motivation for your involvement.As a new investor with no demonstrable track record capital is your easiest ticket to the table.  

As experienced self-directed investor @Larry F. gave you some good tips, and it seems that you did a good job educating yourself.As a real estate agent and notary you are considered to be self-employed, therefor qualify for truly self-directed Solo 401k plan.

I am interested in any referrals for real estate attorneys located in Los Angeles or Orange County (California) experienced with assignments, fix and flips/holds, etc....Also, if you have had good experiences with paralegals, I would appreciate those referrals as well.Thank you in advance.
