At some point 8-10 years did a portfolio loan with good tax returns and ended up using a lot of cash and that loan to buy 2 strs in Myrtle- ocean lakes. we currently have 20 units and Two are str's.theres really no short cut, we built a ton of equity by buying at the right time and fixing up ourselves (I'm a contractor).wr bought the two strs in 2020 and 2022.

Many are not and the process to do so is tedious and may not result in a positive outcome.

Without a great next move option like I had before (eliminating debt), paying cap gains to get to a cash position is very expensive.

Now those sellers are in a worse position than they would have been without your offer. 

This is like if they were both loans, yours would not be in first position. 

Have you talked to your lender on these properties so see if they would give you an equity line? 

I don't want to throw money away every month, I would rather pay towards my own equity.

And if so, what is the cost and prospect for collecting something, certainly not all, but something.My thinking is that if it shows up on their credit, it may hamper employment, car purchases, rental applications, education funding, etc and at some point they would need to pay me to go forward with some major life steps over the next 10 years.Your time and money would be better spent updating your rent requirements to get better tenants, increasing deposits if allowed and proactively evicting tenants who are behind so you don't get back in a position where someone owes you a substantial amount of back rent.
