I just get very worried when it comes to money and juggling too much at once, especially on a teachers salary.

The only failing to report crime I can think of is not reporting child abuse for a teacher or medical provider.

I think if our RE can take care of what she makes annually ( shes a teacher, so not too much ) she can stay home and passively manage tenants. 

Questions:-are there tax benefits that would enable us to save (write off/shelter) more $ if the rental property has a higher mortgage / value.

I think the sum up is that people gave you feedback that you didnt want to hear or deal with, and your agent  enabled this because they didnt want to rock the boat.
