You could simply stop and door knock on every house you drive past that has tall grass, missing shingles, or broken gutters. 

The property doesn't need to be located in that area, as long as it's within a reasonable driving distance. 

With that being said, expect to drive the property at least once or twice a month.

You can rent out a room in your property on AirBNB or you can drive an hour a day on Uber.

Learning the data that is driving the growth is enlightening and lots of trends and forecasting ideas start to stand out. 

I know I could go drive around and write addresses down, but I will only have 2 days a week/ 3 hours at a time to do this, with my busy life style  I think batch will probably be best because it already has everything integrated into their system.3rd. when using services what works best?

Occasionally, I will happen to drive past a FSBO that is not on MLS (and my MLS I mean the true MLS and include Zillow and Redfin), or on Loopnet but not MLS.  

My recommendation for right now, find something outside of school that drives you and keeps you excited.
