I buy mine from Multifamily NW (they have digital signing built in, and after the initial fee the annual subscription for unlimited use of the forms is under $50 for 5 or fewer units).You might also consider getting your lease from the local landlord association.

prices up 10% in a market they deemed as "doomed" due to the auto collapse.you will see a lot of double digit increases throughout the country. it's not rocket science...what comes down, must come up.These things happen all the time...ie, 9/11 destroyed the airline industry.

Sometimes I even have them just rip up a check if an offer is not accepted. do what works for you....Finally an anecdote: I put down a 4 digit EMD on a short sale last march. offer ratified, check deposited by title co.
