I would say it depends on what your strategy is....speculation right now is dangerous but if you evaluate for cash flow and don't over leverage you should be good.That said, some areas of the country just don't make a lot of sense right now especially for 1-4 family.

The whole thing sounds fishy as mentioned...I know that in some states you must have "scienter" (knowledge that dog is dangerous due to previous bite, etc.) to be liable.
