that's exactly why the city transferred them from downtown to Kensington of all sections, lol.the clinics that us taxpayers will be forced to pay for won't really cut back on the drug users. its basically giving them a clubhouse to get high at in various major cities. remember its not an orderly habit so even with the clinics(which will have rules) the users will still frequent the streets(panhandling etc) because they don't follow rules. that's the drug life and that's the reality of the situation.   

I usually use ~3% as my rule of thumb for all-cash deals without inspections. 2.14% for transfer tax, 1% for title insurance and ancillary fees.

You pay transfer tax only when you are transferring property (changing ownership).

The twist is that the dovetail method hides the transfer of real property because what gets transferred in the trust is "personal property" not real property.

LLC setup and deed transfer will cost you money though.

It’s my understanding that this warrants me to be liable for the title after the transfer rather than a quit claim deed which would not therefore terminating the policy.

That would give your tenants some assurance in transferring funds etc. which seems to be the goal.

Title was transfered to the new owner and recorded with the county. 

We have asked for the security deposit to be transferred, however the original lease was misplaced when the current owners husband (who managed their properties) passed away several years ago.  

I know there's some paperwork to transfer the owner of record, set up bank accounts, etc.
