If anyone has any advice in the space of MF rentals I'd love to hear . 

Here are the ones I’m watching: Decentraland, Sandbox, Somnium Space, and NetVRk.

You can do both if you have the space and a thought-out plan.However, @Dan Heuschele is correct that the return on the investment is not always great unless you can self-build.
