Consumer protection law.The biggest tenant problems I have had are with tenants I inherited with low security deposits.  

Don't know about NY but here in Texas the Consumer Protection Division of the Attorney General's office handles tenant complaints.

Land that is zoned residential or can be a home site will fall under Dodd-Frank, it's a consumer loan and you don't occupy the property.

The benefits of owning your own LLC or S Corp far outweigh the costs, and if you can't support the basic business structure then you may not benefit from the business you're trying to generate.Get properly educated by someone that can see the business from multiple angles and has mastered the multifamily market in your area.

A couple reasons off the top of my head why you may not be finding any rental comps:-No rental demand in the area so little or no property used for rentals-Extremely high rental demand...nothing is available (not likely)-Craigslist is not highly utilized in the area (thus rentals are not advertised there)-Pricing doesn't support rentals (ex. really high property taxes or insurance or high price-point purchases like $500K+)There are probably plenty of other reasons that could be the source of this challenge.
