The best play in a Denver right now in my opinion is value-ad properties in areas that are on the upswing, Cole just sprang to mind but there are lots of areas with sub $400k properties that are poised for quick appreciation in Denver metro for those willing to put a little work into the right property in my opinion: Barnum, Sherrelwood, Aurora near the Fitzsimons part... even close-in hoods like Baker still have some possibilities occasionally but you’ve got to be willing to work to find them and also be an active investor not just a retail consumer.

Clause wording:To the maximum extent permitted by law, Tenant shall not be permitted to, and shall notpermit any family, visiting friends, dependents, guests, licensees or invitees of Tenant to grow, produce,possess, consume, use, smoke, or ingest any marijuana, cannabis or any products or ingestibles containingmarijuana or cannabis in any location in, on or about the Premises; the foregoing prohibition to beabsolute and without exception and shall include any growing, production, possession, use orconsumption pursuant to any medical use or medical prescription, or any medical, retail or recreationalmarijuana activities that may otherwise be permitted under any local, state or federal laws, rules orregulations now or hereafter in effect.

It's a short term venture at best, and the most likely outcome is you bought a fancy new-ish car and have a bunch of consumer debt costing you money rather than making you any. the car won't appreciateyou won't get any tax benefits It becomes less lucrative as other EV vehicles come into service It adds a bunch of additional liabilities on your DTI which many hinder you if you decide you want to buy an actual investment.

In my particular market of high end condo conversions we are looking for tech based units such as Nest and surround sound features, pot fillers and wine/beverage bars in kitchens, and heavy doors and more luxurious hardware throughout the house.You should do a tour of a lot of properties in the condos/homes in that area and you'll start to get a sense of the theme of what the consumer demands in your particular market.
