In contract with a house, had the inspection complete and it uncovered that some footers need to be replaced (sitting on cinder blocks and on soil) and the main beam has a slight bow in it. 

This is what I did:Figure out where you want to invest, then narrow it down to more specific area(s) within that location (neighborhood/zip code)Get a feel for what rents go for using zillow/craigslist/ property management companiesNow start cruising around in google earth/maps, do this up down blocks near the house(s) you've been looking at.

.- One is a single-family house about 6 blocks from my house.It just wouldn't make sense for me to hand over management to a company. 

Solid block.

The home is a 1960s block house about 5  minutes from the beach and right next to the high school, which we are also surrounded by two major Air Force bases.

In my market age primarily dictates what color to go with.

@Timothy Doenges  I'm assuming that blocking your view of the "condemned" sticker was intentional.If it had been shown by a licensed real estate agent, you could have an ethics complaint. 

You’d likely have to get involved in task force initiatives, block clubs, community groups, get police involvement etc.  

One duplex that I'm flipping isn't in the best area, but the street it's on can almost be described as block-by-block.
