We painted ($1000) and will replace the carpet before the new tenants move in.However, after 100 calls, 3 price reductions and over 30 visitors, no applications yet.The house does not have a basement in a state where most houses have basements.However, it's:1. clean2. similar size to other houses3. great yard4. has 2.5 garage5. no dishwasher6. some landscaping in the front from the previous renters.7. fireplacei am at a loss on why we are having trouble getting applicants to show up.

Dan,It sounds like your friend approached you and is already willing and able to invest with you, so I am not sure an "initial letter" is needed here.The most important part is your operating agreement if you choose to form an entity in which you both are 50% partners or a well written joint venture agreement if you use your own entities as partnerships.These contracts/documents should stipulate all teh duties of each party, death survival verbiage, insurance, and all details of the deal process.

Actually abandoned properties pose a higher risk for the lender so they will generally change the locks on the doors and may choose to expedite the foreclosure process.

Dobbs said, they have more important things to do than accelerate a loan, with a huge public inventory and an even larger shadow inventory of homes.As a few of you said though, one should no rely on their ignorance as legal grounds to not protect oneself or the seller in case they choose to accelerate the loan.

Craftman style, decent neighborhood, needed significant work and great houses around it.Upon further inspection, it was partially worked on inside, some new sheetrock and paint, but it didnt look like anyone had been there in a bit.Knocked on the neighbor's door and after some chatting, got the owner's number.Long story short: meeting the owner this week for a formal tour, talk numbers, take my mentor and then maybe my first wholesale deal!
