Matt:Here is what has worked for me.1) Hire the right contractor.   

Oh wow, this brings back memories:) Neighbors.... the second hardest part of rehabbing properties, behind contractors! 

Anyone willing to suggest some good contractors with some good references?

3 - Who are the expert contractors in these areas?

Our presenter this month is a contractor speaking on how to get construction done on time and on budget.

The upstairs unit is currently occupied by a contractor/friend of mine who has agreed to fix the place up on his own (me paying for materials) if he could have a break in the rent (charging a couple hundred under market).

Wholesaling out of state first you will need to set up a team such as realtors, contractors, investor friendly title co and attorneys and also connecting with local wholesalers is essential.

However, I believe that the 203k requires some specific contractors to do the rehab.

Then it's up to you to either hire a contractor or paint the place yourself.
