So to answer your question, the preparation is to be careful and don't overpay.

Good cash flowing market but you really do have to be careful with the area...lot of variation in crime and neighborhood quality depending on where you look.

For those receiving the leads...they dont even care if the lead is inquiring about a property that is already sold, because the value to the agent is in the lead, not in them being interested in a particular property.I think agents that do not like Zillow, do not like it because their accuracy is questionable. 

It pays the bills and was fun to build to this point, but is getting monotonous and we don't care to put in the capital to expand the model.
