Good or Bad investment idea? 

I have three main questions..1) I've read on BP that starting an LLC is only really a good choice if you are in a partnership situation, which we are, though my question is whether or not there may be better options for partnerships, other than starting an LLC.. 2) What is the best way to go about obtaining a mortgage in a partnership situation.

Is it bad to start out by buying multiple homes in one general location (as in a portfolio) as opposed to a more expensive single property?

Wasn't looking at Linn County in particular, but Brookfield isn't a bad town.

During my background check they actually gave me the # of one of their family members as their "landlord", bad due diligence on my part.  

I doubt it will be as bad as 2008...but it will happen. 

The analysis looks bad but I can’t look past the long term equity.

Your insurance will also be a lot lower because you're only insuring the space between the walls.The downside is that if the association is bad, then the building could be left to fall apart, and then you'll have a huge assessment for major repairs when they can no longer be ignored.

@Denise MunozI almost stopped reading when I saw it wasn't,  the 1% rule.......If they are selling for $84,500....the gross rent needs to be $845/mo minimum.....Check the real comps for the area....as opposed to what may be on Zillow and see if you can get them to lower the price.......If you inherit long term tenants there and you try to immediately raise their rents by 12 to 13% then you have a decent likelihood of making them become bad tenants.
