Vacancy cost in that rent range would actually be higher than normal because you will have more frequent turnover since the typical tenant will be a corporate relocation who is renting for a year while they look for a place to purchase.  

I haven't spent any money there, but hear them say frequently that you can learn in their two day workshop what it would take 10 years to learn without it.

How frequently this is will again depend on your jurisdiction and the stress put on the agency. 

The deal will be set up to kick them cash flow payments, potentially as frequently as monthly, or quarterly or semiannually.

I could give a bunch of examples, from the cars that frequent one apartment for 50 seconds 4-6 times a night (this is the MO of a drug deal) to stolen vehicles 'stored' on our property.
