Hello all, I am out of state investor that owns a property in the Pittsburgh area.

I’ve reviewed my Closing Disclosure and gathered all necessary documents, but I’d love to hear from those who have been through the process.

My question is: Is it worth it to go through all that trouble? 

We have the vendors all lined up ready to come in and fix stuff next week and it's nothing that can't be done within 1-2 weeks, even if our own DIY things.

Most places, like Zillow or Apartments or Rent are all a good place to start.

A quick Google search for the Ashland, KY area only list a larger local company and I'm fairly certain they own all the properties they manage, or out of state companies that I'm not sure would manage quads (which is probably where I would start). 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!
