Start advertising a few days before you take possession with an open house a few days after.

@Lane Kawaoka only thing I found were some companies falsely advertising what is actually turn key and most out of state investors fall victim to this.

It's not exactly the same metric as comparing to what is being advertised on Craigslist, etc but just offers another gauge as to what people are actually paying.

@Maugno M.In TX and the southeast you can go ahead and subtract 5-10 years off whatever they're advertised at to arrive at the real life.Agree with @Tim Johnson. 

I only wholesale when something isn't a fit for me, but I don't know of any laws specifically against contract flipping / wholesaling as long as you only advertise your position in the contract and not the property when finding your buyer.

How long have you been running your marketing campaigns? 

My plan right now is to start driving around areas of interest and contacting property owners...probably through a small direct mailing campaign.

No there is nothing you can do about the owner changing things on Zillow and redfin, if it was a realtor they have some obligation  in advertising.

I would think you could find a local agent who would list it for what redfin advertises or close.
