Also if you don’t learn on to estimate cost yourself you will be taken advantage of by most Contractors I would suggest you take the time to learn “I know it’s not the easy way” and that way you will have a understanding of your real cost if you decide to rehab or self or hire a GC.

Research is one thing, but you have to have someone you can trust when something goes pear shaped at 2 am.Turn-key, as @Hallie Wasserman, suggested may be a good option, but those won't be value-add plays and returns are limited.
