I don’t generally think about the upvote button, but sometimes I will search a topic and find an answer from years ago that is very informative or puts me on a path to the answer.Even though you may not get votes, there may be someone that finds your post super helpful, whether it’s today or a couple years down the road.I have thought about creating one of those copy and paste posts that provides links to other people asking the question “I live out of state and my mailman’s sister’s brother has a friend whose co-worker said that Texas is the number 1 place to buy property, what is the market like in Texas?”

A friend of mine started to talk to me about bigger pockets and got me excited about doing more real estate investing. 

The up front work doesn't scare me since I have a trusted friend who owns a residential construction company and I know I can get great labor rates from him.

They ask their parents, friends, and even great uncle Charlie, but can not find the extra money, and once again the deal falls through.

The problem I would see if you moved every two years like your friend you couldn't rent the new home as two units.

The only saving grace I have right now, for that plan anyway,  is that I have a friend who is an appraiser in the area and has agreed to look at comps to get a good since of what the ARV will be.  

If you can buy a $300k property and only come out of pocket $400/month for it, that's a MAJOR win my friend.
