A cost segregation study would be more beneficial this year. 

However, some investors see potential in these markets because of low entry costs, steady military demand for housing, and decent cash flow from rentals, especially if the area has stable, government-backed tenants like service members.

(We're using it for a downpayment + rehab for an investment property).The tech issues with the bank have made this a terrible, horrible slog.

That being said, how does one go about getting architect plans for a home to get bids from contractors in a smart way?
