We were just curious since CO/snow slows things down for the rental market in Nov vs May/June when the lease was originally to expire. 

We have only single family homes and require the tenant does lawn care and snow removal.

Obviously, the cost of materials and even the availability of materials contributed to this.AZ still nets about 40K+ Californians per year, along with the snowbirds who desire to get out of snow ad high taxes of the Mid west states, and choose from Florida, Texas or AZ in most cases.  

Some more information would be helpful: -Are you looking to avoid cold and snowy conditions entirely, or are you ok with cold rain and maybe the occasional snow storm? 

Some providers simply sell the property and the investor is left to find a management company, maintenance personnel, snow and lawn care providers, etc.

Trash removal and proper handling; not allowing food or cooking/heating appliances in bedrooms; temperature controls; yard maintenance, shoveling snow, basically anything that you need to tell your kids to do, you need to have a plan for the residents.

Unfortunately I busted my knee Friday snow skiing so that'll be slowing me down some!

Do some of you use handy men to take the trash, mow lawn, snow removal, keep landscaping in check etc etc?

For example, in Allentown there is a local ordnance stating you must remove all snow from your sidewalk within 10 hours of the snowfall.

I stay in NC for all of the reasons that you mentioned in your post:  the weather is nice (though it snowed yesterday), cost of living is low, property taxes are low, employment is strong, education is strong, the beaches and mountains are both within a few hours drive (but no good snow skiing).
