Bothell and Kenmore (my current investment focus) have done very well and still hold a lot of value and upside relative to Bellevue.I should also mention that my agency offers a 0% bridge loan for rehabs, which can be very helpful in house-hacking. 

And for the "what-if" for recession, well tell her you'll burn that bridge when you get to it, you can always give another discount, or deferment.
