I would not do much DIY myself as part of a long-term goal, because of physical limitations.

This is not a DIY.

While I used an agent who surely did a lot of work with the offers/counter offers, I wonder how much could be saved by learning those things and DIYing it.

DIY all repairs - floors, wall/door repair, new fixtures, paint, appliances, landscaping, etc. 

If the kit doesn't have one, get a small Channellock and keep it in whatever bag or toolbox you assign as your general maintenance bag.
