People claimed to know people that had success- the pitch I heard was to challenge title, then they'd negotiate to buy the note at a discount from the bank for 20ish cents on the dollar, then renegotiate the loan terms with the original borrower at 80% and favorable interest or something. 

I was thinking about applying a discount factor to these homes, since they are harder to resell, harder to get loans on, loans are often and a lower LTV, and they will probably have higher maintenance costs long term (I don't have enough experience to say how much). 

Hi @John Bunka, I do believe that the discount for non-pro members is only for the first time use. 

For all the work underwriting, that discounted is barely even worth it.

There is a decent sale on Sears and an extra discount code online.

A semester course will give you an understanding of some very important concepts such as discounted cash flows, the time value of money, expected value, Miller Modigliani and their famous theory of capital structure, modern portfolio theory, the concept of alpha, etc.

Most of the folks who  came last time had done their research, but were just getting started buying homes and/or investments.The challenge with buying properties (off the MLS) at a discount in the immediate area is that most houses sell over asking with multiple bids on the first day offers are read.  

I'm working this from my buddy, so this is probably a one-time buy.Worth calling Home Depot or Lowes and asking for some sort of discount on four?

Your discount should  cover those costs as well as some sort of discount for the damage you can't see but is likely present.
