I would argue that in some ways it would be better if the RE had doubled in value and rate was the same as a year ago as at least you would be purchasing a higher valued asset.The reality is I have been in RE a long time and have never found it harder to find RE that meets my current purchase criteria.

For some brokers, they should never act as a dual agent, and if I'm not mistaken, in some states it's illegal (but don't quote me on that).Do you have some grounds to argue it should be done, absolutely, but that recourse would come after closing and likely through some form of legal action, which probably isn't worth it.

Normally this would mean ABC Realty gets half, and ZYX Realty gets half, with each then paying the actual agent directly involved in the transaction a percentage of the 50%, based on individual agreement with their various agents.

Auction.com is not very motivated about turning keys over to the place once you've won the auction - many times you can get those keys from the listing agent (or, if you argue with the auction.com rep, and there is a lock box on the property, they MIGHT turn over the code to you).I've bought three homes from them - the first, I had to break into the house, the second, I had to haggle with a local agent (in Indiana - I live in Colorado), and the third, I called to get the lock box code, they told me they don't have that, I told them I had bought two other homes from them and it wasn't a problem so they put me on hold, looked up the information, and turned it over to me.
