So if you take $50,000 out of property A to buy property B, you claim interest on the $50K on property B - even though the loan is against property A.It is even more convoluted when you live in the property.

Lender B said if I close with my name and then transfer to an LLC after closing, the bank or credit union may call the loan and force a closing, but it is unlikely (whatever that means), and usually they wouldn’t even increase the rate.

@Daniel LehmanYou can potentially buy up to $1,000,000 in real estate if you get 80% loan to value mortgage.I would prolly aim for for a little less in total value so you have some funds as a rainy day fun and to also have a budget for repairs/improvements.I think it is a good idea to diversify your assets at this point in the market.I would like to see if you can get 2 3-4 unit properties in a B / B- / C+ class neighborhood.You instantly reduced some risk by transferring 2 units into 6-8 units.on a side-note, I really like San Diego.

There are good PMs out there for A or B class rentals and completely different good PMs out there for C or D class investments as well as some mentioned above who are adept at section 8 management.

I'm far more concerned with long term appreciation, but finding a deal that cash flows $200+ has proven difficult to date as I just dont see rents over $1200-1500 in most B/C+ neighborhoods.Is this more of a reflection of a market to flip or just not having found the right deals yet?
