Take just a few days to really educate yourself, then you can look at special niche areas and read some good books for tips and ideas of "how to", but you need to know the basics first.

One tip I would add is to only use a 6 month lease terms unless your market is stagnant or your property class is poor so a the turn over would be very expensive.In downtown Dallas I own a 4plex that the seller had just signed a 2 year lease on one of the units before I bought.

@Robert Polyack I would suggest that you spend sometime browsing through the Bigger Pocket Podcast on their youtube channel and go through all the buy and hold strategy ones.Additionally, I suggest you look into reading "2 Years to a Million in Real Estate by Matthew Martinez" this book outline a lot of the things you should look for as a landlord/RE investor.
