I’ve spent about 30 minutes trying to figure out where to get access after downloading the same book, Real Estate by the Numbers. 

Personally, I'd check into what's on market but after getting things set on your buy-box i'd just make some calls and see what I could dig up.

I used a new agent to help me, he did all the steps to get the information proven, but because I got screwed before, I hired a PI to do a check.

So many of us have a lot more on the plate and get it done.

Can someone who is expirienc with section 8 estimate what would  get ?

In this part of the cycle, as prices are dropping and it's harder to get financing, a motivated seller is not going to get top dollar, and most want to get rid of their headache.Two years ago, it would have been easier, but not now.

The goal is to get my own GC license but in AZ you need 4 years of experience (hands on or managerial) to even apply.

What do their calendars look like, what is their nightly rate and amenities they offer.Look at the pricing of places you are interested in and run some numbers. for get STR in Vegas go mid term rental  those will bring in basically as much if not more than STR with not nearly the hassle and  such..
