Looks like it has been owned for about 6 years. 

I've been a long-time Ogden bull with posts like these:https://www.biggerpockets.com/forums/12/topics/882817-local-...https://www.biggerpockets.com/forums/586/topics/785294-who-h...But, like a January 2022 study determined, Ogden is overvalued. 

What I don't like is that I anticipate the price will be very high.

Just like why would buyers care that sellers need a return on their money?

I was confronted with a community living in real poverty, substance abuse, and general neglect for their well being.

I would like to see some reserves but being class c I’m not sure if I should expect that or use it as a criteria to disqualify.

For example what if a house burns to the ground?
